Our promise to you
We will do everything we can to make your stay special. We want to meet all your expectations.
We want you to enjoy our little piece of Tuscan heaven as much as we do, and we want you to come back.
We work in a transparent way and will address any issues which arise with urgency and trying to minimise the impact on your stay.
Reservations
Reservations can be made online via this website as well as by telephone or e-mail.
You will find Villa Tramontalba on the most popular booking platforms where you can also book your stay.
We do however encourage guests to book directly with us to get the best possible experience, best prices and more flexible booking options.
The reservation is understood to be confirmed on receipt of the written confirmation of the reservation.
We reserve the right to correct obvious writing, printing or calculation errors.
Rental is usually weekly, normally from Saturday to Saturday, however we can offer more flexibility, so feel free to contact us and tell us what you would like.
Rental is for the exclusive rental of the whole villa and its amenities, for normal holiday use.
Please note that you must pay a deposit of 30% of the total amount due on booking online or latest within 3 working days of receiving confirmation of reservation.
The remaining balance must be paid at least 60 days prior to arrival.
Check-in / Check-out
Check-in is on Saturday afternoon between 3pm and 6pm
Check-out and departure must take place on Saturday morning by 10am latest
If you expect to arrive late we ask you to contact us in advance as late check-in can be arranged for an extra charge of €50
Pets
We love pets.
Please let us know in advance if you would like to bring a four-legged friend or other furry family member.
We usually charge €75 for bringing pets which helps to cover the special final cleaning costs.
Rental fees
Weekly rental rates are published on our website and/or via contacting us directly, and vary by season.
Rates are updated on a regular basis to reflect market conditions and running costs.
The rental fee includes standard water, gas and electricity costs.
All reservations will incur an additional cost of 300€ for final cleaning.
Pets are welcome on request at a charge of €75 per week.
Most likely not needed most of the year, but there is an extra cost of €250 per week for heating the villa if you so wish.
Any additional costs for additional services shall be calculated in situ.
Guests returning to stay again will be treated to loyalty discounts versus latest published rates. Contact us directly for more information.
Damage
Accidents happen. We know.
That said, guests are responsible for any and all damage caused in person and by the co-tenants. On your arrival you must pay a €600,00 deposit. Any and all damage should be notified to us before leaving the property so the costs can be deducted from the deposit on departure.
We suggest guests take out damage insurance for any damage compensation over and above this level.
Nothing will please us more than being able to return the deposit in full, as we don’t want our lovely home to be damaged.
Our location / accessibility
Our Villa is in a gorgeous part of Tuscany with amazing panoramic views, and is set in 2.2 hectares of olive groves and gardens. It’s a magical place for most people most of the time, but it’s not for everyone.
For example:
Being situated on a beautiful hill, the gardens are in places steep, the terrain can be uneven, and we have one high garden wall (next to the infinity pool) without barriers.
Related to this, unfortunately the nature of the house and gardens mean that it is impossible for us to offer full access for mobility-restricted guests.
The driveway is gated but, as for most properties in Tuscany, the grounds are not fully fenced
The village centre of Montescudaio is just minutes away. Guests can take a leisurely walk down our drive and along the road and be in one of the many local bar / restaurants in just 10 minutes. Not many Tuscan holiday rental properties can offer that. Alternatively, you can take a more exhilarating walk up our (rather steep) back garden and through the snicket, and be in the same bar or restaurant in around 3-4 minutes. That’s what we do but it’s not for everyone. If you do, however, you’ll also have the reward of a lovely view inland to Volterra and its surroundings.
Respect Nature, Respect the Local Community, Respect the Villa
We want you to have the best possible stay. We are inviting you into our dream home in Tuscany.
We will do our best to make sure your stay is amazing.
We treat this as an enormous responsibility and we would like you to do the same.
In return we ask that you respect the Villa and its gardens, our neighbours and the beautiful nature which surrounds the Villa, including the animals which frequently visit our property, be it deer, wild boar, cats . . .
The Villa is owned by us and is therefore furnished in our way according to our own taste. We hope you like it.
The Villa is fully equipped to fulfil the requirements of short stays. It has air conditioning, dishwasher, washing machine, TV, toaster, kettle, microwave, coffee machine etc. Feel free to use everything and anything. Coffee capsules can be bought locally, or from us directly.
Party / Noise policy
Our guests love to rent our Villa as it’s an idyllic and peaceful place to spend time in beautiful Tuscany. Let’s treasure that.
As such we do not allow parties at the villa as they disturb the peace.
We respect our neighbours’ right to peace and quiet. Please do the same.
Please also respect the midnight noise curfew.
We do not welcome stag parties / hen night groups or similar. If that’s your thing, it’s best if you find alternative accommodation.
Swimming Pool policy
Villa Tramontalba has an amazing swimming pool for the exclusive use of our guests. Enjoy it!
It is very important to behave responsibly at all times when in or near the pool.
It may sound obvious, but there can be absolutely no jumping from the first floor balcony terrace into the pool as serious injury or worse will result. If anyone tries to do so we will terminate the rental agreement with immediate effect and with no right to a return of the fee paid.
There can be no use of glass in or near the pool. We provide a limited number of plastic cups and plates for use on the patio area near the pool. Broken glass entering the pool can lead to serious injury and also to damage of the pool liner. Resultant cleaning costs to remove the glass (approx 2000€, as the pool has to be drained) will be borne by the guests.
Reservation Cancellation
Guests may withdraw from the reservation at any time whatsoever. The date of cancellation is agreed as the date of receipt of the written cancellation. The guest has the right to reimbursement of the total stay reservation cost net of the penalties specified below:
- Non refundable cancellation policy
While confirming your booking you will have the option to choose the non refundable policy, this option will add a pleasant discount to your booking.With this option you won’t have any refund when deciding to cancel a booking.
- 1st payment is 50% when confirming your booking the second 50% will be charged 60 days upon arrival.
- Refundable cancellation policy
When decided to book with the cancellation policy, no discount therefor will be added.
Therefor you will have the upcoming flexibility:
- In case of cancellation 60+ days before arrival, there will be a full refund of your booking.
- In case of cancellation between 30 & 59 days before arrival, there will be a penalty of 50%
- In case of cancellation within 30 days upon arrival, the cancellation penalty will be 100%
- 1st payment is 50% when confirming your booking the second 50% will be charged 60 days upon arrival.
Payments will be charged by Stripe to your creditcard. We are able to offer other payment methods, please be aware that extra transactional costs will be added.
We will not be beaten on booking price and flexibility – book direct with us for guaranteed best pricing and booking conditions.
The rental cost does not include insurance for eventual cancellation of the stay. We recommend you take out your own insurance policy to cover any eventual cancellation fees, damage etc.
A guest who cancels may replace themself with a third party, with our approval. The latter, in accepting the contract, shall, together with the initial guest, be responsible for the cost of the stay and any additional costs. Such a change to the reservation must be communicated in writing to us at least 60 days before arrival.
No compensation is provided for in the event that the stay is interrupted for personal reasons, just as in the unlikely event that the stay is abandoned because of data being provided wrongly or inaccurately.
If in the highly unlikely scenario that we are forced to cancel the reservation for reasons of force majeure, occurrences of war, technical difficulties or other reasons beyond our power, there is no right to reimbursement or compensation.
Please also be aware..
We will regularly visit the property during your stay to ensure the pool is clean and working, to do the gardening and to check in with you that your stay is going well. We will align with guests when it’s best for us to visit and won’t interfere at all with your stay.
As in many countries in southern Europe it is possible that there may be short interruptions to the supply of electricity and of water. This is out of our control so we cannot accept any claims concerning such issues. Having our own photovoltaic panels and batteries, we are pretty much covered for electricity interruptions, but if the interruptions are lengthy and our battery is drained in the meantime, then the effects of any power shortages will also be felt.
Connectivity is important, we know. But in Tuscany the internet connection can sometimes be intermittent. To mitigate such problems we have invested in three WiFi networks (yes 3!) in the house which you will have free access to (Starlink plus 2 standard networks as back-up). Our experience is that you can have uninterrupted service for days on end, then one day the WiFi may struggle if the telecom companies are doing work. We ask for your patience. If the WiFi is ever down we recommend talking with eachother, board games, and relaxing. Wine helps too.
Luckily, during most of the rental season there is no need for heating the villa. It should however be noted that in Italy heating costs are very high, so heating the house will incur additional charges. If you do want to heat the house, please tell us on arrival or during your stay. Heating costs are currently 250€ per week.
We try to equip the villa with all necessary amenities and equipment to make your stay as comfortable as possible. Special requests or requirements must be made in writing and shall be considered accepted only if they are confirmed in writing.
Disputes
We promise to do our best to ensure your holiday is as special as it should be.
We promise to do our best to ensure the accuracy of the description of the villa and facilities, and to ensure that everything is working,
but sometimes things happen . . .
In the event of serious reasons for complaint the guest must immediately contact us.
We shall attempt to find a solution with all the means at our disposal. Some time may be needed before a local electrician or plumber is available, but we will always do our best to minimise disturbance and to keep you informed.
Please note:
Any disputes regarding failure to fulfil the performance stated in the contract must be presented immediately and latest within 3 days of the arrival date.
There is no right to compensation for any temporary malfunction such as interruptions to the supply of electricity, gas, water and WiFi
We cannot take responsibility for the non-functioning of swimming pools, heating, electricity etc which happen for reasons out of our control.
Complaints received only after the villa has been left shall not give the right to any request for compensation whatsoever.
Only the owners of the villa, and no third parties, are authorised to acknowledge rights to compensation or to make legally binding statements.
The client should at all times behave in line with local laws and should always avoid or limit any damage to the villa and its facilities.
By making a reservation to stay at our villa the guest accepts the above terms & conditions and the ‘Not So Small Print’.
The court of Pisa is the competent court for any disputes and legal procedures
